YouREngineers was founded by two civil engineers, Giannis Rontogiannis and Eleftheria Katopodi, to service the growing construction demand on the island of Lefkada. Our twenty yaers experience in engineering, project management and construction has contributed to realizing the goals of our local and international clientele. Regulating Arbitraty Construction
Our offices undertake to handle all the required formalities and actions necessary so as the ensure the inclusion of your property within the Law 4495/17 for ‘arbitrary’ buildings. Specifically :
- On-site inspection and due recording of violations within the regulated arbitrary area
- Inspection and review of the actual structural vulnerability of the concerned building
- Collection of plans from the Offices of Urban Planning
- Compilation of a topographical diagram with EGSA (ΕΓΣΑ) coordinates, if and where necessary
- Before submitting the required application, an investigation is to be made so as to check all possibilities for legalizing the arbitrariness of the concerned structure with the current prevailing legislation. This to include :
- possible Building Factor transfer (subject to conditions)
- conversion of the use of some areas into auxiliary spaces
- check possibility to secure permission for an addition to any potential remaining Building Factor
- creation of final file and subsequent electronic submission of all data for Phase A and B.
- fee payment for due settlement, so as to be formally accepted into the new state arrangement
- online submission of final plans, in line with the current status of arbitrary spaces according to Phase C.

Furthermore, it provides all the necessary information required both for the exact placement of the structure within the plot and the location and defined dimensions of the elements of the surrounding area that are necessary for the desired functional operation of the building.

Issuance of Building Permits
Our office undertakes all comprehensive studies required as well as the preparation and submission of all files needed for the issuance of building permits. In more detail:
- Creation of architectural drafts for the optimum utilization of your property

Our team uses various state-of-the-art equipment, such as Geodetic Stations with pulsed laser (Total Station) and GPS satellite systems, that ensure both accuracy and reliability of the required measurements and imaging for any project.
Furthermore, our experience within this field along with the modern hardware and techniques used, allow us to provide our clients with excellent service in their various survey requirements:
- Topographic Surveys: Conduct surveys to determine the horizontal and vertical position of existing natural features (ground elevations, bodies of water, vegetation, etc.), and constructed features (levees, roads, pipelines, utilities, drainage structures, buildings, etc.) within a specified area.
- Property and Right-of-Way Surveys: Conduct surveys suitable for the determination of property lines and corners and the preparation of Legal Descriptions, Property, and Right-of-Way Maps. These surveys will be used to define project boundaries and for the acquisition of property needed for project construction.
- Maps, Cross-Sections and Contour: Provide surveying and engineering services to produce plan drawings, topographic and contour maps and cross-sectional diagrams.
- Hydrographic Surveys: Conduct surveys to determine the shoreline of bays, inlets, and other bodies of water within the project area.
- Magnetometer Surveys: Conduct magnetometer surveys to locate pipelines, obstructions or anomalies as necessary to clearly define borrow areas, flotation access channels or dredge fill areas.
